The Dunckerviertel is a popular and peaceful area in Neulindenau that has been expanding for several decades. LWB is now building 300 more apartments to create exciting new living spaces for singles, pensioners and even large families.

Der Neubaukomplex in der Saalfelder Straße ist fertig und die Mieter können zwei wunderschön gestaltete Innenhöfe nutzen. Beide haben großzügige Spielanlagen. Dazu gibt es Bänke, Bäume, Büsche und Blumen. Die Wohnungen im Erdgeschoss haben eine Terrasse mit einer Besonderheit. An der Rückseite des Holzsichtschutzes gibt es Hochbeete, die die Mieter selbst gestalten können.

June 2022: The first apartments are now ready

The countdown is on for LWB’s largest new construction project to date in Saalfelder Straße. While the courtyard and the area around the 18 houses are being worked on diligently – including the playground – and a lot of new greenery is being planted, the first apartments are being completed behind the façades.  Given that many different trades are involved, sophisticated logistics are the basis for ensuring the perfect functioning of our construction site. For example, in tandem with the work on the outdoor facilities, the basement installations and painting work are also underway, floors are being coated and balcony coverings for barrier-free apartments are also being installed.
The construction containers should also be dismantled in about two weeks. Then there will be an unobstructed view of the modern LWB building in Neulindenau from all sides.

All 300 apartments are to be rented for EUR 6.50 per square metre (cold rent), as the new building was subsidised by the Free State of Saxony. The apartments are reserved, without exception, for interested parties with a housing entitlement certificate (Wohnberechtigungsschein) from the city of Leipzig. This document must be applied for at the Social Welfare Office (Sozialamt). The housing entitlement certificate is income-dependent. It is a formal requirement for renting a subsidised apartment.

February 2022: LWB's largest new-build project is on schedule

The first pieces of scaffolding have already been taken down. By the end of March, all façades and balconies will be visible and the last of the scaffolding will have been removed, meaning the countdown has begun for the modern neighbourhood on Saalfelder Straße. There will be 300 subsidised apartments in total. Inside, several trades are working side by side. Screed is being laid, drywall is being constructed, painting and electrical work is taking place, tiles are being laid, and sanitary and heating systems are being installed. All processes are meticulously timed and coordinated.
The first move-ins are planned from as early as autumn this year. Despite coronavirus restrictions, LWB's largest new-build project to date is actually ahead of schedule.
To rent an apartment subsidised by the Free State of Saxony, prospective tenants need a certificate of eligibility for affordable housing. The document is income-dependent and must be applied for from the city of Leipzig's social welfare office.

May 2021: Structural work is in full swing

Structural work on Saalfelder Straße is in full swing. Although there have been minor delays due to coronavirus, the construction progress is impressive and has already reached the third floor in some areas. Interior work is set to start in the first buildings as early as this summer, at which point the construction site will gradually become much quieter and the traffic volumes caused by larger equipment will be reduced.

November 2020: Four cranes in operation

Work on the LWF residential area on Saalfelder Strasse is still on schedule despite the coronavirus pandemic. Just under five months after the excavation of the construction pit began – a total of around 1,800 truckloads of earth have been dredged and transported away – the general contractor has taken over control of the site. In the meantime, three, soon to be four, large cranes are operating here.
Since November, the base plate has been concreted. This is divided into different sections and covers a total area of around 10,000 square metres and a thickness of 50 to 60 centimetres. Inside, almost 1,000 tonnes of reinforced steel, interwoven in filigree meshes, provide the necessary stability for the buildings. Once the underground car park and cellar are complete, probably in the first quarter of 2021, the solid construction residential buildings will grow rapidly in height, some of them to five storeys, others to seven.

June 2020: building site takes shape.

On 19 May 2020, LWB started its largest current construction project on Saalfelder Straße. One month later, the approximately 10,000 m2 building site had been cleared, the first girders had been fitted, and excavation work had begun. As part of the building preparations, a tram stop had to be relocated and a temporary path was built.

What is planned?

The new residential complex with 300 apartments will consist of 18 buildings arranged in six blocks around two courtyards. An underground car park will provide enough spaces for 170 vehicles.

As the apartments are being funded by a subsidised housing programme run by the Free State of Saxony, prospective tenants will need an eligibility certificate.
